Garage floor coating costs in Fort Wayne

Sources reviewed October 15, 2026

Published prices vary by provider, system and included work. Wagoner’s gives a $3,000–$4,000 two-car example; BOS lists $5.50–$8 per square foot. Your total depends on measured area, preparation and the written scope. Compare those details before comparing the price.

Published provider price examples — reviewed October 15, 2026
Published example Price information on the reviewed page What to clarify for your garage
Duration Concrete Coatings [1] $5–$8 per square foot; a 480-square-foot example is $2,400–$3,840 Your measured area, selected system, slab condition and included preparation
Wagoner’s Polyaspartic [2] $3,000–$4,000 for its two-car polyaspartic flake example The exact square footage and whether your floor needs work outside the stated standard scope
BOS Garage Floors [3] $5.50–$8 per square foot Which repairs and extra surfaces are covered by your project’s written scope

Duration’s separate two-car article [4] lists $4–$15 per square foot across different systems. Keep that broader range separate from the first example above.

Measure the same scope

Confirm the floor area and included surfaces: steps, stem walls, the door apron and storage areas. A “two-car garage” is not a measurement.

A 24-by-20-foot rectangle is 480 square feet. Measure irregular areas separately and have the installer confirm the final area.

Give each company the same project details:

  • The floor area you want coated
  • Any existing paint, sealer or coating
  • Visible cracks, pits, staining or worn areas
  • Steps and other surfaces you want included
  • Whether the garage is heated
  • The date by which you need to park inside again

Keep differences in products and included work visible; equal square footage does not make two systems equivalent.

Six costs to check

Preparation, repairs, moisture work and extra surfaces can change the price beyond the main floor area. Record what is included, what is priced separately and what still needs an answer.

1. Removing an existing finish

Specify whether paint, sealer or failed-coating removal is included and how unexpected removal work is priced.

2. Repairing the concrete

Identify the repairs, any allowance and the cost of extra work. Distinguish surface repairs from damage needing further assessment.

3. Checking and addressing moisture

Request the moisture test, result, product limit and any required treatment. Keep unpriced treatment marked “not yet priced.”

Wagoner’s warranty page [5] lists a moisture-blocking primer add-on at $2.50 per square foot. This is one company’s rate; confirm whether it applies to your slab and quote.

4. Specifying the complete coating system

Record the manufacturer, primer, base coat, topcoat, flake coverage and specified thickness. See the epoxy and polyaspartic system guide.

5. Including the edges and finish details

List the treatment of steps, stem walls, joints and thresholds. Request a finish sample and traction details; price decorative upgrades separately.

6. Clearing and returning the garage

Confirm moving, storage, cleanup and vehicle-return arrangements. Budget separately for work you must handle. Installation time is not the full time your garage will be unavailable.

Worked example: compare the total

These numbers are invented, not local quotes. Both examples cover the same hypothetical 480-square-foot floor and coating specification.

Invented arithmetic example — same hypothetical 480-square-foot floor
Item Example quote A Example quote B
Initial quoted total $2,640 $3,120
Required old-coating removal, not already included $480 Included
Agreed crack/pit repairs, not already included $240 Included
Known total for this stated scope $3,360 $3,120
Known total divided by 480 square feet $7.00/sq ft $6.50/sq ft
Additional moisture treatment Not yet determined Not yet determined

Quote A starts $480 lower but finishes $240 higher after removal and repairs. Both totals remain incomplete until moisture-related work is priced.

Known scoped total = quoted total + required, priced extras that are not already included.

Effective quoted cost per square foot = known scoped total ÷ the floor area used for that quote.

Count an included item once. Leave an unknown amount unknown. Confirm whether taxes and mandatory charges are included before comparing totals.

For different areas or surfaces, request an equivalent-scope revision; do not divide both totals by an area that applies to only one.

Ask for matching written quotes

Copy this request and add your project details:

Please revise the quote for the same measured floor area and included surfaces. List old-coating removal, repairs, moisture testing and any required treatment. Name the primer, base coat, flake coverage and topcoat. Show the total, taxes and mandatory charges. Mark each item as included, a priced extra, excluded or unresolved. If a cost is unknown, state what must be checked before it can be priced. Keep any product or work differences visible.

Record the answers in the Garage-floor quote comparison worksheet and any product differences in the system specification checklist.

Parking times and warranty

Get separate walking, storage and vehicle-return times, including when each waiting period starts and what could delay it.

Check warranty coverage for materials and labor, issuer, claim procedure, remedy and exclusions—especially moisture, existing defects, movement and maintenance.

If warranty durations conflict, have the company reconcile them in writing.

The Home Builder Association of Fort Wayne also recommends checking insurance, previous work and a clear written contract.
